New property search firm to open in Lincolnshire

Owner, Chris Watson has opened the new office of property search company, X-Press Legal Services in Lincolnshire.

Demand for conveyancing services in the region has hit a record high following a 60 percent annual rise in property transaction activity in the 2021/2022 financial year. The new Lincoln based office will be supporting local solicitors and conveyancers by providing property searches and reports which keeps the sector moving.

X-Press Legal Services will cover the council districts of: Boston, East Lindsey, City of Lincoln, North Kesteven, South Kesteven, South Holland, West Lindsey, North Lincolnshire, North East Lincolnshire and Hull.

With a degree in Geography and Economics, businessman Chris, aged 46, brings a passion for planning and maps to the role. His corporate acumen led to him recognising the need for X-Press Legal Services in the region and he is keen to support the local conveyancing community:

“I’m delighted to be bringing X-Press Legal Services to Lincolnshire at an incredibly exciting and challenging time for the property market,” commented Chris. “It’s great that the conveyancing sector is so busy right now, and I’m incredibly focussed on helping our clients, ensuring their clients’ data requirements are processed as swiftly and smoothly as possible. X-Press Legal Services’ products can expediate the conveyancing process hugely which is why so many businesses have turned to us to help them get through the national backlog of transactions.”

X-Press Legal Services offers a comprehensive range of property searches producing the reports required for all property transactions such as flood risks, planning and environmental. The forward-thinking company is also constantly investing in new products to meet changes within the legal and property sectors:

“We are currently supporting many firms through the upcoming changes to the Land Registry process which will require all Stamp Duty Land Tax forms to be submitted online from November,” added Chris. “Having offered this digital service for three years already, our online tool is fully established, providing a reliable digital solution that reduces paperwork and streamlines legal workloads. We expect this will become an invaluable tool for conveyancing clients across Lincolnshire and would urge lawyers to get familiar with it now, in order to be fully prepared and compliant by November.”

Keen to become an established face within the local business community, Chris is a member of Lincolnshire Chamber of Commerce and will be running free CPD events for conveyancing professionals in the region:

“Sharing knowledge and best practice is something I’m particularly passionate about”, added Chris. “Equally, I know that while digital communication is central to our working lives, clients really appreciate the opportunity to meet and talk face-to-face about their conveyancing challenges. I’m really looking forward to getting to know legal firms and conveyancers in the local area and becoming an asset they can rely on for accurate property searches and reports.”
